Joint Venture

Western Bay typically purchases real estate outright, but in some cases a joint venture is more advantageous to one or both parties. Western Bay is open to joint venture agreements when the asset type and geography of the asset are within our realm of operation. We forge successful and durable joint venture partnerships in which both sides feel they have gotten a fair deal. At its core, a successful joint venture includes the following:

Western Bay can be creative and flexible in its structure, but a typical structure would be:

  • A Property owner prefers not to sell their asset but rather to partner with Western Bay to increase the value of the property. Each venture is unique; however, any structure would ensure that the owner will have a more stable and increased income stream or increased value once the redevelopment is complete. Western Bay will use its market knowledge and tenant relationships to increase the value of the property.
  • Western Bay would manage the day-to-day operation of the property.
  • Western Bay would provide additional equity or procures attractive financing for the partnership.
  • Western Bay would work with its development partners to redevelop or otherwise improve the asset.
  • The new asset would be held or sold depending on the agreement of the joint venture partners.
  • All parties would benefit from having worked together.

Phoenix Investment Funds (“Phoenix”) is a credit affiliate of Western Bay that provides both corporate and commercial real estate lending expertise.

Commercial real Estate Finance

The Phoenix team has the underwriting expertise to provide access to debt across the capital structure, including second lien, mezzanine, and equity co-investments.
